The one you were looking at when you posted this can be a good purchase.  But, this one won't be easy to close the deal.  There is going to be all kinds of paperwork and communication problems.  No matter how hard you try, something is going to get lost or misunderstood to get all the paperwork done.  Although it looks good to you, there is going to be some disappointment.  Plan on making some repairs.  I don't see anything really bad about the purchase...but the one thing I do not see that I'd like to see in this kind of a purchase is more of an emotional attachment to it being your home, not just a house.  And that is not there.  For some reason, it isn't going to have a strong emotional attachment for you.  If it's a business purchase, like an investment, that is a positive thing.  But if it's a purchase of a home, then you'll never really feel like it's "home" to you. But, even so, you can make a profit by selling it later.  Since you posted this a couple of weeks ago, I'd bet that the deal has already fallen through, because of the mercury retrograde causing so many closing problems.
