In general, I'd avoid any real estate transaction (whether buyer or seller) if there were any retrogrades. If you are trying to sell, the property won't sell until the retrograde goes direct (if listed when the planets were direct). I'd want soft aspects (sextile, semi-sextile, trines) between sun, venus, jupiter, saturn, uranus, or neptune. Hard aspects (semi-squares, squares, oppositions) between planets that "rule" the buyer or seller of the property will cause a problem of some kind, usually just a bad price (unless Neptune is involved, then there is some deception or something you don't know, that if known would cause you to say NO...although I've seen hard aspects to Neptune that turned out to just be a backed-up sewer line, or other "liquid" underground pipes problem). A quincux means that whatever you do, you'll wish you did something else. These are the kind of aspects to look for in the "transits" of the person buying or selling.
For Horary chart questions, use the 1st House for the querent, whoever is asking about the property (buyer or seller), 7th House for the other party in the transaction, 4th House for the property AND the value of the property to the querent (whoever is asking the question, buyer or seller), and the 10th House for the final price...negotiations of the final selling price can be seen in the 1/7th Houses. The 2nd House will show the querent's (the person asking the question whether buyer or seller) financial situation, and the 8th House will show the other party's, to the transaction, financial condition. 11th House is hopes and dreams...aspects to planets in that house, and rulerships, will show if they will be realized or remain just insubstantial dreams. These, of course, would be used for Horary chart questions.
If you are doing the astrology questions, as horary, FOR someone else, then you have to use the Derivative House System...that is, if they are your neighbors, then YOUR 3rd House becomes THEIR 1st House, etc. (Much easier just to do a chart when THEY ask the question, if for someone else). If not doing Horary, then watching for soft aspects in the transits with planets that usually rule real estate, property, money and the Houses of those things.

thanks Youdah for reply and help!
I've read about horary astrology but never really used it in practise,
maybe I didn't belive in it enough or I just didn't know enough to belive.
Natal chart is basic for me, thats where I start and finish my reading no
matter what question is. I use transits and solar but thats prity much it....
and I know that might not be enough to give an accurate answer, but
trying to keep it simple cause I get lost easy as it get complicated.
I also belive in conection between reader and persons chart, the same one
between doctor and his patient and that conection can fail no matter how
good doctor is or how simple the problem is....so I trust my intuition rather
than counting how many good and how many bad aspects someone have.
Anyhow there are times when it's hard to find the answer on wanted question.

The case of 4th house and question about buying and selling of property is
actualy concerned to male, his helth and overall condition depends
on this matter, as he became refuge in august 5th 1995 and lost his home
it became his dream and opsesion to get another one. He is hard worker
and good person but can't see the way of saving enough since the cost of
propety is growng faster than his saveings so it seams like he cant catch up with
dream like it's runing away. His wife is woried as this cause alot of problems and
fights, drains their energy, they lost will for living and it's all about working and
saveing money. As she said life turned into night mare, like everything stoped
and wateing for house or land or anything to be bought so their lifes can keep going......
One of milion sad stories.
Anyways, I tryed with talk that anything is possible if we belive, but he just kept
repeating how he can't buy anything, that he is just realistic and he doesn't belive in
miricles and 2+2 can't be more than 4.....but I did pritty good job and he
finaly agreeied with all I said, but his last sentence was 'I do hope one day it'll happen
but now situacion is really hard'.....so it would take hours of talk every day for him
to belive, but I understand, not all of us are belivers.
His birthday is January 7th 1955, but it's 8th on his ID,
he also said that birth time was in the morning before sunrise...so I 'belive' his Asc
is in copricorn too...
He has nice big triangle Ju-Sa-Ma and Jupiter is transiting his sun and making trine
with Sa (his ruler) just like in natal chart while Sa is in trine with his So, so I think this year
should bring some solutions in light of copricorn and Sa(old house or property with ruin or land on the hill...)....
Just trying to see hope in everything.
